Case Study

Ibis & Mercure

Our new client is Dwell Well, owner of a very attractive building plot in Sacharowa Street in the Warsawian district of Bielany. It’s an area located above the underground station, well connected with the city centre, close to the exit to the S8 expressway. It is a large project, more than 20 000m2. Initially, the investor planned to build a dormitory there. However, after having discussed and analysed the subject, we finally decided to hold a competitive bidding to find an operator and choose two brands so that the whole facility could be developed and capture the widest possible spectre of potential clients.

A few international hotel chains made an offer, each of them with a different way of arranging and managing the future hotels. Finally, the one presented by Accord was chosen and at the end of 2018, the negotiations run by Fortech Consulting finally gave fruit. The signed contract concerned managing a 182-room Ibis hotel and 138-room Mercure. Now, the project is now being prepared for execution under a new owner.

It shall be one of the first Condo facilities in Poland (dual-brand), in which two brands shall be united, Ibis and Mercure. But the contract allows also selling rooms in the condo formula to individual buyers, provided that the investor gives their consent thereto.

Fortech Consulting helped us to reconfigure a large and important project as well as find an attractive hotel chain partner, which in turn raised the value of our project and brought us the final investor.
